
Historically, the largest individual loan sizes completed range from a recent $25million 3rd mortgage on a Vancouver office building to the current valued $700 million first charge, commercial paper financing of construction of an office tower in Toronto.
As the market changes and previously desirable loan security falls out of favour, our focus tends to see those as better opportunities to earn larger fees and provide assistance to those who need our services more than others. We only act with an exclusive agency agreements and usually we require a refundable work fee of approximately 10% to 15% of the total fee which could be earned. The refund policy is that this fee is refundable from the earned success fee. This ensures that there is some reward for what is usually fairly extensive and time consuming work.
What follows is a general list of those types of financings we are focusing on:
- Hotels/Motels (flagged only) $20 million minimum
- Resorts with minimum 5 year continuously profitable operating history, $20 million minimum
- Cannabis projects - profitable medical only, seeking a minimum of $10 million
- Office (50% LTV with a minimum 1.35 DSC, minimum $20 million loan)
- Seniors facilities $20 million minimum (no cmhc)
- Agricultural land (income producing with minimum 3 yr operating history; minimum $10 million)
- Movie/Television studio with at least 50% of space leased for more than 12 months, minimum $20 million
- Enclosed or big box shopping centres (minimum $30 million)
- Self storage, minimum $20 million
- Stand alone brew pubs (minimum 5 yr profitable operating history, 55% LTV, $10 million minimum)
- Large rental apartments (minimum $20 million loan amount, no CMHC)
- Large construction loan (non-cmhc) of purpose built rental apartments, $20 million minimum
- Marinas within 10 km of larger uban centres, minimum $10 million
- RV storage within 10 km of larger urban centres, $10 million minimum
- Large industrial or logistics facilities (minimum $20 million)
- Open to discuss most other types of security in Canada and in selected areas of the United States
